Our Letting & Comprehensive Property Management Service includes:

1. Visiting you at your property, and providing a rental valuation and any other advice that you may require about letting your property.

2. Advising you on compliance with the various safety regulations.

3. Locating suitable tenants for your property. We will also advertise as necessary and make best use of our network and database to find you a suitable tenant. Our aim is to quickly increase the occupancy rate of the property.

4. Telephone screening of prospective tenants.

5. Accompanying propspective tenants to view the property.

6. Obtaining and evaluating references and credit checks.

7. Preparing a suitable tenancy agreement and arranging signature by the tenant.

8. Collecting a tenancy deposit that will be treated in accordance with current legislation. We use The Deposit Protection Service, a government approved scheme to protect the deposit during tenancy.

9. Preparing an inventory and schedule of condition.

10. Checking the tenant into the property and agreeing the inventory.

11. Managing the transfer of gas, electricity and council tax accounts into the tenant's name.

12. Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.

13. If required, paying regular outgoings for you from rental payments.

14. Inspecting the property periodically, and reporting any problems to you.

15. Arranging any necessary repairs or maintenance, always liaising with you prior to commencement of larger works.

16. Maintaining regular contact with the tenant, and arranging renewals of the agreement as necessary.

17. Checking tenants as required, re-letting and continuing the process with the minimum of vacant periods; this ensures that you receive the optimum return from your property.
